“I’m going to do something different,” Ochocinco said to the press during a Q & A session after practice. “I’m actually going to stay with a fan, probably the first two or three weeks of the season.  So that should be fun until I get myself acclimated, learn my way around, and actually just find a place.”

Ochocinco’s roommate requirements are very simple – have internet access and an Xbox.  You also may want to know the layout of the city.  Ocho is new in town and just recently got lost leaving Fenway/Kenmore after the Sox and Yankees on Saturday.  So you’re going to want to show him around.

If you’re kind of crazy… it’s okay, Ocho told the press, “I rode a bull. I’m crazy. Same thing.”

Stay Cool and Save Money!

This summer has been an especially hot one, and it’s only expected to get worse.  If you are lucky enough to have an air conditioner, you have probably been coping with the heat, but you have also probably noticed a hefty spike in your utility bill.  There are many ways to reduce and even eliminate your need for AC without living uncomfortably.

Fans and Ceiling Fans

A Ceiling fan left can reduce the temperature of a room by 6-7 degrees.  Also, if left on for 12 hours a day everyday, a ceiling fan will only add about $10 to your monthly bill.  Even if you still want to use your AC, you can at least turn the thermostat up 7 degrees and save a lot more than $10 a month.  Portable fans are also a great idea and can be aimed right at you for maximum cooling, but ceiling fans are the most efficient way to cool an entire room.  Note: During the summer, ceiling fans should be set to push air downward.

Boston Heat WaveShades, Drapes, or Blinds

Using shades, drapes, or blinds reflects light away from your condo or apartment that would otherwise help heat the interior.  The only cost of these items is purchase and installation, the upkeep is free! You might be very surprised just how much cooler a room or even your whole house can be with the blinds drawn even halfway.

Reduce Internal Heating

A lot of heat in your condo or apartment may be coming from inside rather than outside.  Electronics, especially computer and AV equipment, can heat up a room very quickly.  Activities like cooking and using appliances also can heat up a room significantly.  Try and minimize your use of appliances and electronics during the hottest hours of the day.

Strategic Plants/Shading

If your air conditioning unit is in direct sunlight or a hot place, it has to work much harder to cool air.  Do everything you can to keep your air conditioning unit cool, and you may notice a drop in your utilities bill.  For a standalone outdoor air conditioner, try placing plants nearby to shade it without blocking its airflow.  For a window-mounted AC unit, try installing a small awning above the window.

Armless Furniture

Armrests on couches or chairs divide space and close their piece of furniture off from the rest of the room.  Armless furniture is more open to the rest of the room.  The feeling that the furniture can be accessed from all sides makes the entire area seem more accessible as well.

A well-placed mirror can create the illusion of increased space.  In a way, mirrors make it seem that there is a whole other room that can be looked into.  A mirror placed between two bookcases create a subconscious feeling of an added window.

Lighting

Make sure that the room is evenly and sufficiently lit.  Ample lighting opens up a space.  If your apartment suffers from a lack of light, you could replace current bulbs with higher wattage ones.  Adding lights is often helpful.  If you are not allowed to install or change built-in overhead lighting in your apartment, look for space-efficient floor or surface lamps.

A season’s pass is $15 and a day pass is only $3.

Winter is over.  No longer do you have to shelter yourself from the brutal Massachusetts cold in your Boston apartment.   So now it’s time for you to come out of hibernation and clear out the stacks of pizza boxes, magazines, newspapers or god knows what else you may have hoarded over the winter months, and start scrubbing floors and tossing out junk from your apartment.

That’s right, folks! Time to spring clean and here are a few easy tips to get your apartment in tip top shape, whether it be a rental in Allston, a loft in the Fenway-Kenmore, or a flat in Cambridge.

So before you begin, you should be able to commit to your cleaning project for a few hours and have all the cleaning supplies you need out and ready to go. You want your cleaning productivity to be quick and easy.

Next you’re going to want to put a game plan together.  Come up with an efficient approach that will help you in the cleaning process.  Best way is to think of your apartment in segments.  This could either be by room, working from one side to the other, or by tasks like floors, furniture, walls etc.  What ever the case may be, make sure you’re organized.

Now it’s time to get to cleaning. Start with getting all the clutter out of the way.  Set a space aside where you’ll want to group the clutter into organized piles.  This could either be paperwork, laundry, pets, children, toys, old mail, magazines, books or what have you.

With everything in their respective piles, you’ll want to start organizing and tossing out all the useless junk or boxing up unwanted stuff for goodwill.  Then take out the trash.

While you are at it, a good step after removing the clutter is organizing and cleaning any drawers or cabinets you may have.  More often than not, there’s a lot more unwanted stuff hiding from you.  What you want to do is pull everything out, and apply previous clutter pile step – organize, toss out, rinse and repeat.  Once you’ve got everything out, it’s also a good idea to scrub down the cabinets and shelves while you have the chance.

Now that you have the clutter removed, cabinets cleaned and organized, and the trash taken out, the next best step is to start removing all the dust from any of the surfaces within the apartment.  Start from the top and work your way down.  Ceiling corners, walls, bookshelves, counter tops, televisions, entertainment stands, nightstands and so forth.

After you’re done dusting, you can begin work on the floors, whether it be sweeping and mopping your apartment’s hardwood floors or vacuuming the carpet.  Usually this process may pick up more dust, so you might want to go back to the previous step.

Once you have the floors cleaned, dust removed, junk organized and trash taken out.  All that’s left is a bit of scrubbing sinks, countertops, porcelain, and presto! You have successfully spring cleaned your Boston apartment.  Now all that’s left is to get your roommate to pick after him or her self and pay their half of the cable and internet bill.

Don't sign your lease before carefully reading and understanding the contract

Massachusetts has some of the most tenant-friendly laws in the country, and available housing such as  Boston college apartments, of course, are no exception.

Landlords are not allowed to leave problems unfixed, enter your apartment without an appointment, or keep your security deposit if they have no good reason. Whether you’re looking for an Brighton apartment rental, or want to live in Cambridge, Fenway, or West Roxbury. You CAN protect yourself; you just have to pay attention. Know your rights before, during, and especially, after you sign a lease.

Before You Rent:


Make sure you tour the actual apartment, not just a similar apartment in the same building.

Read the lease carefully, making sure to take note on the landlord’s rules about subleasing in case you want the option of leaving the apartment before the lease runs out, and whether rent includes utilities such as gas and hot water.

The City of Boston no longer allows more than four unrelated undergrads from living together; don’t let your landlord break the law by packing in more students. So if you’re paying rent, make sure your name is on the lease!

Make sure you identify the Security Deposit check in the memo

Moving In:

Landlords may be worried about apartments getting messed up, especially if they’re renting students apartments Boston, they may ask for a security deposit up front. This will be in addition to the first and last months’ rent, so make sure you write “Security Deposit” in the memo of a check. (The security deposit does not go to the landlord, it should be held in an escrow account, with the account information being sent to the tenant within 30 days.)

The landlord must send a description of the apartment’s condition. Go through the statements, writing down anything wrong with the apartment, then put a date on it and send it back to the landlord.

If your landlord doesn’t hold up their end of the agreement for any of these laws, you can demand your security deposit back at any time. If your landlord is a normally reasonable person, it most likely won’t come to this.

During Your Lease:

Most likely, something will go wrong during your stay; maybe a busted radiator, an overflowing toilet, or any other number of small issues. Hopefully, a quick phone call will solve the problem, but if not, carefully document the problem and that you told your landlord about it.

If your landlord does not immediately fix the problem, you can pay out of pocket then deduct it from rent

If you have a problem, the best option is to get your landlord to fix it immediately, but there is a state law that allows you to pay out of pocket then deduct the cost from your rent (provided your landlord was given a chance to respond and did not do so in a timely manner.)

It’s always best to put your requests into writing, preferably by US mail rather than an e-mail.

The only way a landlord can charge you a late fee for rent is if your lease says they can, and then it is only if the rent is over 30 days late. (But keep in mind, being late with rent every month will not only annoy your landlord, it can wreck your credit score!)

Document the state of your apartment when you move out

Moving Out:

Document the apartment once more after it’s empty using some type of media to prove the date of the pictures, like a newspaper with the date visible.

Your landlord has 30 days to send you your full security deposit or, if they’re making deductions, an itemized list stating the nature of the repairs that had to be made. The document must be signed under penalty of perjury.

If your landlord fails to follow the security deposit law, you may take them to court and have the possibility of collecting three times the security deposit.
