Find the neighborhood that's right for you

When choosing an apartment in Boston, it is paramount to consider how you plan on getting around.  Most often, your Boston apartment won’t have an included parking spot, and off street parking can get expensive.  Boston’s transportation system covers almost everywhere you could possible want to go, whether it is by trolley, bus, or commuter rail. Prices of apartments can vary based simply on their distance to public transportation.  While Boston is pretty well equipped to get you where you need to go, a big plus to living in the city is its “walkability”.  According to WalkScore.com (a website that ranks cities and neighborhoods based on how easy it is to forgo a car), Boston is the #3 most walk-able city in the country.  It then broke down the city into individual neighborhoods and ranked them on the same scale.

Back Bay and Beacon Hill came in first.  With a Walk Score of 97, the neighborhoods contain only 4% of Boston’s residential population but most of the tourism and many of the commercial landmarks. While this area can be pricey, there are plenty of college apartments filled with Suffolk University and Emerson College students.

The South End is tied for first place, also obtaining a 97 on the Walk Score Scale. The South End is much more affordable than the luxury condos of Back Bay and is filled with flourishing restaurants and workplaces.  Because of the proximity, there are some Northeastern University apartments in the South End.

The Fenway-Kenmore area came in third place with a score of 96.  This neighborhood is a walker’s paradise.  If you have a Fenway apartment, you are in luck.  With every amenity you can think of at your fingertips and rents that are much less expensive than Back Bay or South End apartments, Kenmore/Fenway is the perfect balance of affordability and “walkability.” This combination might be why this area is one of the most popular areas for student apartments in Boston.  (It also probably helps that Northeastern, Boston University and all of the Fenway Coalition colleges are right around the corner!)

Central Boston (Including Chinatown, Government Center, the North End, and Faneuil Hall) ranked fourth with a Walk Score of 95.  This area is a center of industry, politics, and tourism, so it’s no wonder that it ranks high on the list.  It may not be a center of college apartments, but Central Boston is definitely a great walking neighborhood.

The fifth ranking walk-able neighborhood is Allston-Brighton.  With a score of 86, it isn’t quite as walk-able as the first four, but it still is a very accessible area. Allston apartments and Brighton apartments are usually filled with college students and a younger crowd, so the amenities are overflowing.  With restaurants, bars, and boutiques scattered around the center (Allston Village) and radiating out, the area is always bustling.

According to CityWalk.com, the following criteria make a neighborhood walk-able:

  • A center: Walkable neighborhoods have a center, whether it’s a main street or a public space.
  • People: Enough people for businesses to flourish and for public transit to run frequently.
  • Mixed income, mixed use: Affordable housing located near businesses.
  • Parks and public space: Plenty of public places to gather and play.
  • Pedestrian design: Buildings are close to the street, parking lots are relegated to the back.
  • Schools and workplaces: Close enough that most residents can walk from their homes.
  • Complete streets: Streets designed for bicyclists, pedestrians, and transit.

This charitable cause takes place on the same 26.2 mile course of the Boston Marathon to also raise money and awareness for the Jimmy Fund. Now in it’s 21st year, the walk has contributed more than $60 mil towards cancer research and care at Dana-Farber Hospital.

The Stuart Street Playhouse is hosting this year’s Boston Film Festival, where you can catch some of this year’s best indie films. Past films that have premiered here include the famous Reservoir Dogs, and The Piano.

South Boston Street Festival
Date: Sept. 18, 2010, 11 a.m.-4 p.m.
Now in it’s 11th year, the South Boston Street Festival features over 100 local merchants, artists, and other organizations. Taking place on East Broadway, this Festival will feature food, live music performances, and children’s activities.

New England Dessert Showcase

The week you’ve been packing and preparing for is finally here. Whether you are ready to move on the 1st, have managed to get into your Boston college apartments earlier or are avoiding the 1st altogether, you are, or will be very soon, living in Boston.

So once you’ve unpacked and are in that awkward time before orientation or the first day of school starts, what can you do? There are a few logistical things that you should get on right away, but you should also take advantage of this great Boston weather and precious time off before you become slammed with school work.

Logistics:

Finalize your Apartment. While you want to be careful about budgeting your money, make sure that your apartment is all set and ready to be “lived in” before school starts. Make sure the big basics are taken care of or scheduled to be shortly after (if not on the day) that you move in. This includes securing cable and internet for your building (they can take a few days to ship out a router or modem), setting up accounts for electricity and gas, etc.

You’ll also want to make sure you have all the necessities of maintaining your apartment. Buy a vacuum cleaner, broom, dustpan – even toilet brush. Stocking up on all of your necessities will save you time in the long run, and encourage you to keep your place clean.

Get a T Pass. If you do not have a car in the city, it may be wise to invest in a monthly MBTA LinkPass, especially if you need to commute to school or work every day. Not only will you save time by not having to re-load your Charlie Card with cash, you will also save money, as you most likely will not spend as much on the LinkPass as you would cash-only. (Sketch out the math quickly: one-way fare is $1.70-$2.00, and monthly LinkPasses for bus and subway are $59.00 per month. Don’t forget to factor in running errands or going out on weekends!) If you are living in Boston University housing or are in with the BC Apartment rentals, check with your school’s Student Affairs office to see if they can order you a discounted student pass for the month.

Become familiar with your new neighborhood. Once you’ve moved in, take a day or two to explore your new neighborhood. Make sure that you know where the closest grocery stores, T stations, and pharmacy are, and visit whatever other Amenities are close to you. Maybe you’ll find your new favorite coffee shop to hang out in, or see a gym that you can get a membership to. You’ll become a lot more comfortable when you’ve become familiar with the lay of the land.

Fun:

Tourist Must-Sees. Living in Boston, you should take advantage of checking out some of its history and some of the more well-known attractions. Jump on a Duck Tour, or check out the Freedom Trail for a great tour of your new city. Explore outside of your Fenway apartment and try to see a game at Fenway Park, and definitely make your way over to any one of Boston’s hotspots, like Fanueil Hall, where you can see the New England Aquarium and visit the Institute of Contemporary Art. Bond With Your New Roommates. Now’s a great time to build a solid foundation with your roommates, especially if you have just met them. Take this time before you all get too busy to get to know each other – find out what you have in common and do activities around your interests. Go grab a drink, or stay in and cook a meal together!

It also may be a good idea to set up cleaning responsibilities, to assure that you all share responsibility in maintaining your apartment. And for safety, it may be a good idea to share each other’s class and work  schedules once you have settled in.

In a recent housing development article, the Patrick-Murray administration has pledged over $189.0 million in private investment and affordable housing programs to construct 32 rental developments in 19 communities. This subsequent pledge will also create 2,400 construction jobs. These new housing developments will also give living options to a large range of incomes, from the modest wage-earner to those individuals who are in need of permanent housing.

1,786 units total in new housing developments are slated for completion, 1,737 of which aimed to accommodate low and moderate-income households, with approximately 290 units intended for those families who earn less than 30% of median neighborhood income. The following Boston neighborhoods will be receiving these new developments (you can also read a more detailed list of project awards here):  Boston (Including Brighton rentals and Allston Apartments), Bourne, Cambridge, Chelmsford, Concord, Fall River, Fitchburg, Gloucester, Great Barrington, Hamilton, Haverhill, Lawrence, Malden, New Bedford, Northbridge, Somerville, Springfield, Wareham and Worcester.

The federal assistance will also alleviate some of the backed-up housing renovation and other construction projects throughout Massachusetts. In addition, the projects will also provide a local economic boost, in the form of employment of builders and plumbers.
